The former Manly Hospital site will be turned into a vibrant health and wellbeing precinct, with expressions of interest invited from the private sector to transform the 4.66ha location.
This major project will require both development expertise and investment capital to underpin its delivery and the ongoing management of the completed precinct.
The successful proponent will work with the NSW government to refine the master plan in line with the vision statement and guiding principles that have been developed in partnership with the local community.
“The government’s vision is to create a vibrant health and wellbeing sanctuary, which welcomes and supports the needs of the local and wider community through innovation and balance,” Manly MP James Griffin said.
“The Expressions of Interest process is a major milestone in the delivery of this exciting new project for the Northern Beaches.”
Kelwyn Teo and Colin Stewart of CBRE’s Structured Transactions and Advisory Services team have been appointed to steer the Expressions of Interest process with Property & Development NSW (PDNSW).
“This is one of the largest and most significant precinct development opportunities released to the market north of the Sydney Harbour Bridge,” Mr Teo said.
“Offering elevated harbour views, the scale of the offering provides a significant opportunity to plan and deliver a sustainable, integrated health and wellbeing centric precinct that celebrates the site’s location and heritage and meets the needs of the Northern Beaches community now and into the future.”

CBRE welcomes all expressions of interest and expects groups with a health or health-related platform to be attracted to the opportunity, particularly recognising the increasing capital allocation into this growth sector.
Manly offers a beachside lifestyle with city connectivity via ferry to Sydney CBD. The former Hospital is located 1.5km from the heart of Manly’s cosmopolitan town centre and offers two street frontages to Darley Road and North Head Scenic Drive.
